Calgary Housing Market 2026 Forecast: What Homeowners MUST Know Now

In this video, I sit down with Anne-Marie Lurie, Head Economist at the Calgary Real Estate Board (CREB®), to discuss where Calgary’s housing market is headed in 2026 — beyond the headlines and into what actually matters for homeowners.

We break down what the data is telling us about price stability, supply, demand, and longer-term trends, and how these shifts may impact retirees looking to downsize, long-tenure homeowners, and adult children helping aging parents plan their next move ( Rightsize )

We also discuss:

How to think strategically about maximizing equity when planning a downsize or transition

What Calgary’s recent property assessments really mean for homeowners

How global economic forces — including recent trade developments with China and Qatar, and U.S. tariff pressures — are influencing Calgary’s broader economy and real estate outlook

If you own property in Calgary and are thinking about your next chapter, this conversation will help you make informed, confident decisions based on data — not noise.

West Side Living In Patterson

West-side living with easy downtown access and quick escapes to the mountains, this Patterson townhome checks a lot of boxes. One of the standout features is something you don’t often see done this well: a single-car garage with radiant in-floor heat that leads directly into a proper mudroom, complete with a pantry for additional food and storage. It’s a thoughtful, real-life layout that stays warm and functional year-round — perfect for groceries, sports gear, or daily commuting. The main living area is exceptionally functional, with a layout that flows naturally and makes the space feel larger and easier to live in. Throughout the home, you’ll appreciate radiant in-floor heating — including the garage, delivering consistent comfort and energy efficiency. Even better, heat is included in the utilities, which is a meaningful value add. The primary suite is conveniently located on the main floor, offering privacy and ease of living that works beautifully for long-term comfort. Upstairs, a loft-style sitting area provides flexible bonus space — ideal for a TV lounge, home office, or reading nook — adding separation without wasted square footage. You’ll also find a second bedroom and a full bathroom, making this layout well suited for a roommate, guests, or a dedicated work-from-home setup. Location is where Patterson truly shines. You’re perfectly positioned for a smooth commute downtown, while still enjoying quick access west to the mountains, Bow Trail, and major roadways — a rare balance of convenience and lifestyle. Residents also enjoy access to an on-site community centre, offering space to host events, connect with neighbours, and take part in community activities — an often-overlooked amenity that adds real everyday value. This home is an excellent fit for a single professional or young couple seeking low-maintenance living, smart efficiency, and a west-side location that supports both work and weekend adventures.

Giving Back to Those Who Served: Supporting Calgary’s Veterans Food Bank

Real estate is what we do — but community is who we are.

Recently, our team had the privilege of donating our time at the Veterans Food Bank here in Calgary. We spent the day sorting food, organizing supplies, and helping prepare essential items for veterans and their families. It was meaningful, hands-on work — and a reminder that local support matters.

Our involvement doesn’t stop at volunteering.

Over the years, we’ve also contributed financially to the Veterans Food Bank, supporting their ongoing operations. Most recently, we were honoured to help secure a property on their behalf — strengthening their ability to serve Calgary’s veteran community long-term.

This isn’t about a one-time gesture. It’s about showing up consistently.

The Reality Many Don’t See

Many people don’t realize that over 80% of donations arrive between October and December. The holiday season brings generosity — and it’s deeply appreciated.

But the need doesn’t disappear in January.

From January through September, donations are significantly leaner, while demand remains steady. Veterans need support year-round. There are 12 months in the year, and giving should happen 365 days a year.

Calgary Isn’t Just Where We Work — It’s Home

I don’t just sell real estate in Calgary — I call this city home. I was born and raised here, built my career here, and I’m raising my family here. With that comes a responsibility to give back.

Organizations like the Veterans Food Bank quietly fill critical gaps, ensuring veterans are supported with dignity. Their work is essential — and ongoing support matters.

Why Giving Back Locally Matters

Local giving creates local impact.

When we invest time, resources, and expertise into Calgary-based organizations, we strengthen the community we all share. Supporting the Veterans Food Bank aligns with how we do business: service first, people always.

Moving Forward Together

We’re grateful for the opportunity to give back and encourage others to support the Veterans Food Bank whenever they can.

Because building a strong city isn’t just about homes.

It’s about people — every day of the year.

Calgary Real Estate Advisor Helping Homeowners Make Smart Moves

Choosing the right real estate partner is about more than listing a home. It’s about working with someone who understands Calgary’s market, the data behind pricing decisions, and the personal transitions that often come with changing homes.

I’m Chris Matlashewski, a Calgary-born and raised real estate advisor, and for more than two decades I’ve helped homeowners make smart, confident real estate decisions — especially during major life transitions.

Real estate has been part of my life for as long as I can remember. Growing up in a family where real estate was the primary source of income shaped my belief that a home should support the life you want to live — not complicate it.

A Foundation Built on Market Knowledge and Hands-On Experience

My approach to real estate is grounded in both analysis and real-world experience, providing real estate advice for Calgary Homeowners.

I studied Economics at the University of Calgary, focusing on strategic market positioning and entrepreneurship. That background allows me to look past headlines and hype and evaluate decisions through a data-driven lens.

Before transitioning into full-time real estate sales, I spent five years renovating homes across Calgary. That experience taught me what buyers truly value, how renovation decisions affect resale, and how budgets and timelines work in practice.

Since joining Royal LePage Calgary in 2005, I’ve combined construction insight with lifestyle-driven market knowledge to help clients buy, sell, and invest with clarity and confidence, to be recognized as a Trusted Calgary Realtor.

Who I Help: Real Estate Guidance Through Life Transitions

While I work with a wide range of clients, my expertise is most valuable for those navigating meaningful life changes.

Empty Nesters and Retirees Looking to Rightsize

I specialize in helping empty nesters and retirees plan their next chapter who are downsizing in Calgary.

Whether you’re downsizing from a long-time family home, relocating within the city, or simplifying your lifestyle, my role is to provide clear guidance — not pressure.

I’ve authored the Downsize Road Map (DSRM) to address the emotional, financial, and logistical questions that arise during this stage of life. Together, we evaluate Calgary communities that support long-term lifestyle goals, including:

  • Walkable amenities and local recreation
  • Access to healthcare and green spaces
  • Single-level living and low-maintenance options

Gen X Clients Supporting Aging Parents

I also work closely with Gen X families supporting aging parents, often involving Power of Attorney and complex decision-making.

In these situations, I act as a calm, strategic partner — coordinating timelines, discussing renovation or decluttering options, and working alongside legal and financial professionals so real estate decisions support the family’s long-term interests.

Strategic Real Estate Investors

For clients focused on building long-term wealth, I provide a data-driven investment approach grounded in REIN (Real Estate Investment Network) principles.

This ensures decisions are guided by economic fundamentals and market cycles — not emotion or short-term trends — helping investors make informed choices aligned with the long-term health of the Calgary economy.

Why I Love Calling Calgary Home

Market expertise matters — but so does a genuine connection to the city.

My family and I choose to live in Calgary because of the lifestyle it offers. We take advantage of our proximity to the Rocky Mountains for hiking and cross-country skiing, while still enjoying Calgary’s extensive urban green spaces.

Personally, I’m an avid golfer working to lower my handicap on local courses, and I enjoy exploring the city’s vibrant culture — from neighbourhood playgrounds and festivals to Calgary’s exceptional restaurant scene. When I’m not working, you’ll often find me cooking for friends and family or spending time in the garden.

Let’s Plan Your Next Move

Whether you’re preparing for a lifestyle change, exploring Calgary communities, or evaluating your next real estate decision, my goal is simple: to help you move with confidence.

Real estate isn’t just about transactions — it’s about ensuring your home supports the life you want to live today and in the years ahead. We have represented hundreds of clients over the years and have often been phrased as one the best Realtor in Calgary for sellers

If you’re ready to explore your options in Calgary real estate, I’d be happy to help.
